How we collect, date and source every rate

Short answer

Every lender rate on this site was read off the lender's own website and stored with the page URL, a verbatim quote and the date we read it. Bank of Canada figures come from its Valet API with their own observation dates. We never estimate, interpolate or accept payment for a rate, and never call one live.

Lender rates

  • Source: the lender's own rates page only, never a comparison site. 294 rows from 18 lenders, collected Nov 2, 2026.
  • As displayed: the rate is stored exactly as shown, with a quote that contains it; our build fails if the quote doesn't match the number.
  • Posted vs special: labelled as the page labels them. Rates a page doesn't label are shown as the lender's advertised rate.
  • Variable rates shown only as "prime − x" are computed with that lender's own stated prime and marked with an asterisk.
  • Insured status follows the page: insured, insurable, uninsured, or "not split".
  • Gaps stay gaps. If we couldn't read a page directly, the lender is listed under "not collected" with the reason.
  • Refresh: Re-read every lender's rates page weekly (Mondays) and the day after each Bank of Canada decision; method in mitey-site-kit scripts/lender-rates-README.md.

Bank of Canada data

Policy rate, prime, posted rates, bond yields and effective rates on new lending come from the Bank of Canada's Valet API (Bank of Canada Valet API, fetched Nov 1, 2026). Monthly lending rates are published about six weeks after the month.

Calculations

  • Payments: Canadian semi-annual compounding for fixed rates, monthly for variable.
  • Penalties: greater of three months' interest and IRD (simple form) under the posted-rate or published-rate method.
  • Fixed vs variable: variable follows prime through moves on the Bank's announcement dates; break-even found by bisection.

Changelog

  • Nov 1, 2026: Site rebuilt. Rates collected from lenders' own pages (see counts below); Bank of Canada series refreshed; October 28, 2026 rate hike added to the tracker.
