Frequently asked questions

What were mortgage rates in 2021?

The Bank of Canada's average rate on new insured 5-year-plus fixed mortgages bottomed at 1.91% in 2021. The typical big-bank posted 5-year rate stayed far higher, which is why posted rates mislead.

Why do fixed rates follow bond yields?

Lenders fund fixed-rate mortgages for a term with money that costs about what a Government of Canada bond of similar length yields, plus a spread for risk and profit. When the 5-year yield rises, new 5-year fixed rates usually follow within days or weeks.
