What's different in Alberta

Alberta has no land transfer tax. Buyers pay Land Titles fees instead: $50 + $5 per $5,000 of the property's value to register the transfer and $50 + $5 per $5,000 of the mortgage amount to register the mortgage (schedule effective October 1, 2026). On a $600,000 purchase with a $480,000 mortgage that's $650 + $530.

Alberta also has lenders found nowhere else: ATB Financial and the province's credit unions (Connect First has merged into Servus). Deposits at Alberta credit unions are guaranteed by the Credit Union Deposit Guarantee Corporation, a provincial corporation. For Calgary-specific rates and costs, see CalgaryMortgageRates.com.
